Since most new agents don’t make it to see their first anniversary, it follows that what you do in your first year could be the most important thing you do in setting up your entire career for long-term success.

But since I’m also a real estate investor, I threw in a couple of the best real estate investing books I’ve read so far. I would hold on to this list and pick up these books AFTER you start building up a successful career as an agent. Why?

Well, simple really. You need $ to buy houses (and a good income to qualify for loans). The more money you make as a sales agent, the more options you will have when it comes to investing. You see, it all starts with being a great Realtor®.

The Best Real Estate Books To Read Right Now

#1 The Millionaire Real Estate Agent
(Gary Keller) 

You have probably heard us talk about this book before, and you’ll probably hear us talk about it again (for good reason). This is the best-selling book for Realtors® ever written.

It is THE step-by-step guide for starting out where you are right now. As a brand new agent starting from scratch and building up your team and business to eventually net $1M/year from your real estate business.

This book covers things like the 3 L’s of real estate: Leads, Listings, and Leverage. It covers why they are important and how to generate/use each one.

It also covers different forms of marketing, how and when to hire people to work for you, and models to follow for each of these things. The best thing about this book is that they created the content by interviewing actual millionaire real estate agents. So you know this stuff really works!

#2 7L: The Seven Levels of Communication: Go From Relationships to Referrals
(Michael J. Maher)

Everybody dreams of building a pure referral business right? Imagine people are seeking you out and asking you to help them buy or sell a house.

I will tell you that at the beginning (i.e. year 1) your client base is as big as the number 0. Most if not all of your sales will come from you actively prospecting rather than from referrals.

BUT, if you set things upright, you can come to a place where you build up a sizeable database of happy past clients. If you know what to do with that list, you’ll see your leads generated from referrals skyrocket.

And that’s what this book teaches you how to do. It’s a great and easy read because he wrote it in story form. Through the book, you follow the life of a frustrated realtor trying to build his business. One day he meets a lady who takes him to a conference that changes everything…

#3 The Miracle Morning For Real Estate Agents (Hal Elrod & Michael J. Maher)

Have you ever heard of the original miracle morning? Well, this is the new version written specifically for YOU the realtor.

This time Hal Elrod, author of the original Miracle Morning, teams up with Michael J. Maher, who coincidentally, wrote the 7L book we just talked about. This book is also written in story form. The best part is, that it has the same main characters from the 7L book and continues where the previous book left off.

This book talks about the S.A.V.E.R.S. morning routine. This includes:

  • Silence
  • Affirmations
  • Visualization
  • Exercise
  • Reading
  • Scribing

And how to better apply that to the busy life of a real estate agent.

I have modified this routine a bit and do a version of the miracle morning myself every morning, and I can tell you, it’s a great way to start your day!

#4 The ONE Thing (Gary Keller)

Ok, confession, this isn’t really a real estate book per se. BUT the simple lesson contained in this powerful book directly applies to you, the real estate agent.

Here’s the thing: there are so many things you COULD do as an agent and most of them look great. But there are really only 3-4 activities that you SHOULD be doing and spending 80% of your time on.

The ONE Thing book helps you narrow your focus so you get more done by doing less (sounds good to me). The point is that you spend more time doing things that matter and less time on things that don’t. The key is figuring out which is which.

#5 The Go Giver (Bob Burg & John David Mann)

Another book that is not real estate specific but it is about sales and in that way it does apply to you. This book confirms what you knew all along. Successful people, whether it’s in sales or anything else, focus on giving rather than taking.

If you truly care about people (and I hope you do) this will confirm how you think business should be done. And it will teach you how to apply your giving philosophy to be successful in sales.

Ok, part 2 – Investing books:

#1 The Millionaire Real Estate Investor (Gary Keller)

Wow is this the 3rd Gary Keller book on this list? That guy must know what he’s talking about…

This book is in a similar format to the MREA book. It takes you on a step-by-step journey from starting with 0 properties and working your way up to having an investing business that nets you $1M.

Once again, this book is not a bunch of theory and advice that sounds like it would work. The information came from interviewing successful millionaire real estate investors across the country and seeing what they did. So you know it works!

#2 Building Wealth One House at a Time (John Schaub)

I love this book because it’s a simple approach to building long-term wealth one house at a time. (It’s right there in the title, ya know).

This book is a straightforward, no-nonsense guide for the investor that anyone can understand. There are no fancy $0 down strategies or anything else that could get you into trouble.

If you are looking at building long-term wealth for you and your family through owning properties, then this is definitely a book you’ll want to read.

So there you have it. The 5 + 2 books in my opinion are some of the best real estate books you can read to help you on your journey. That should provide you with reading material for the next 7 months (you are reading at least 1 book/month right?).

So pick one up, read it, and apply it. Remember, knowledge does not equal power, it is only the POTENTIAL for power. It is up to you to apply what you learn to build a better business for yourself and your future.
